Comprehensive Development of an Investment Project for a Cement Plant Construction
Project: International Investment Structuring (Middle East)
Client: Janaen Waset For General Contracting Co. (Iraq)
Role: Lead Investment Architect / Due Diligence Expert
- Situation and Challenge
A foreign company approached us with a preliminary feasibility study and a raw material extraction license. The task was ambitious: to prepare the asset for attracting international financing.
During the initial analysis, we identified critical systemic errors in the local documentation:
- Absence of a high-quality financial model.
- Unsuitability of economic parameters for real-world investment.
- Risks rendering the project unapprovable by banks in its current form.
- Our Solution
We did not simply “correct typos.” We conducted a deep investment audit and proposed a concept for a complete project overhaul:
- Business Activity Modeling: Construction of a dynamic financial model accounting for all regional risks.
- Development of Calculation Parameters: Determination of the exact volume of required financing, Internal Rate of Return (IRR), and payback periods.
- Preparation of Investment Documentation: Creation of a document package compliant with international standards (UNIDO/World Bank).
- Result and Significance
Following negotiations in Moscow, an Agreement for the comprehensive development of the project was signed.
This marked the first instance where a Russian consulting company took on the management of a major infrastructure facility abroad.
The client acknowledged that our competence in planning and developing investment projects significantly exceeds the capabilities of local performers.
The project received a clear roadmap for securing financing.
